A Homeowner’s Guide to Their Roof Replacement

After the initial roof inspection and the date for the replacement has been set, there are several things that a homeowner needs to consider when they are getting ready for roofing contractors to descend upon their home. Every roof is going to need attention at some point, and it won’t always be a simple roof leak repair or roofing maintenance. A full-blown roof replacement will be required at least once to twice in the life of a house. This article will discuss what the household needs to do, what the roofers do, and what the end result should look like.

What Homeowners Need to Do

While the homeowner is not responsible for the roofing supply or the clean-up, there are a few things that they can do to prepare their homes for the arrival of the roofers.

These simple steps will help them do their jobs and cause less disturbance for you:

  • Cover up attic spaces
  • Move cars away from the house
  • Move patio furniture and other lawn ornaments that could be damaged by falling debris
  • Keep children and pets safe and indoors
  • Prepare for noise if you are home 

What the Roofing Contractors Do

When it comes to the actual roofing, all you have to do as a homeowner is wait. The roofers should use their own tarps and plywood to cover things up outdoors and will have a container of some sort for the old roofing once it has been removed.

Here is a basic breakdown of what the workers will do when they get there:

  • Roof Removal: The old roof will be completely stripped to the wood decking and tossed.
  • Repair the Decking: If any of this plywood foundation is discovered to be rotted or damaged, it will be replaced or repaired at this point.
  • Shielding: This helps the water get off the roof from around exhaust vents and chimneys.
  • Underlayment: This is heavy-duty roofing felt or tar paper that sticks directly to the decking. It creates a waterproof seal between the roofing materials and the decking.
  • Shingles: This is the step where the traditional asphalt shingles(or metal roofing, or cedar shakes, etc.) are installed.
  • Final Extras: Now the roofers will check the gutters and edging and flashing to make sure there are no weak points.

Clean Up and Roof Inspection

The roofing company may have completed the job they came to do, but they will not leave you with the cleanup. They will haul off all of the debris from the old roof and remove their tarps.  They will make sure everything is as it should be before calling the job finished. If you have any questions about the process, a reputable roofing company will answer them readily, don’t get involved with a contractor that is not willing to answer questions or clean up after themselves.
